Farmland Investment in Bulgaria

On the other hand,the rising popularity of the country as an attractive destination in summer and winter alike,has led to unprecedented growth of newly built hotels,holiday villas and apartments in the popular areas of the Black Sea coast and mountain ski resorts.Those have been marked by the impact of foreign tourists with the desire to own/or invest a holiday home in Bulgaria.A significant group of foreign citizens have bought in rural areas with a view to retire or make this their new home in a country that offers less stress,low cost of living and of course better weather conditions.
 
The above is a brief summary of what has happened on the Bulgarian property market in the past few years,and no doubt is not much of a news for those who have spent their holidays in BG,invested in a property or have just followed it on the world news.
 
However,there is one segment of the Bulgarian property market which has most certainly remained opaque for the majority of small&medium foreign property investors-and that is INVESTMENT into BULGARIAN FARMLAND!!!
Now the question "why" will be raised by all of you?And I am stating the solid reasons to back my argument with below:
 
Investment Rationale
  1. Bulgaria is still the EU member country with the lowest prices of arable agricultural land-depending on size,location and quality of the lot, prices  average at 1200-4000leva(500-1600GBP) per acre.Looking at the history of other EU countries,it will probably take a decade for the prices to reach the average levels present in other EU member states.
  2. In effect,farmland is the property segment that offers the lowest threshold amount of investment to enter with.Even if a person invests very small sums every month,over a few years he can build a steady portfolio to give him reasonable rent,capital growth and complement his retirement funds options.
  3. The annual appreciation of farmland over the last few years have stood at between 15-20% and by the most conservative predictions will keep rising at least at the same rate for a period of 5-7 years,not including the complementing factors such as the yearly inflation,increased prodoctivity and competition in the agriculture sector.
  4. For the period of 2008-2013,more than 3 billion euro will be available to Bulgarian farmers in the form of EU grants and subsidies.
  5. The annual rents currently given to farmland owners by contract farmers and land cooperatives range between 40-160leva per acre,are aalso set to increase accordingly over the years.
  6. There is an increased competition for agricultural land to use not only for growing food but also energy crops for biofuels as well setting up wind farms and photovoltaic parks.
  7. 40% of the country's territory is arable land that is suitable for farming,the favourable climate allowing to successfully grow variety of plants and fruit trees,global warming even shifting the possibilities to slow introduction of some subtropical varieties.
  8. World demographics and climate,every year reminds us that arable land is becoming a scarce resource which reflects on rising food and fuel prices.
